PAYMENTS: Guests agree to pay Oceans Luxury Realty, Inc. advance rent, taxes, a mandatory exit cleaning fee, and damage protection plan costs for timely performance in compliance with all terms of this agreement. If paying from out of country we must have a money order or cashier check in USD funds. $500 advance rent is due at the execution of Lease Agreement and the remaining balance is due 60 days prior to arrival. There is a $35.00 charge for returned checks. If reservation is within 60 days, payment in full must be submitted with executed agreement.
TERMS: A copy of tenant's valid Driver's License must accompany the signed contract. Failure to comply will result in the cancellation of your booking. All guests will need to be registered and listed on the lease agreement. Owners will not rent to anyone under the age of 25 unless accompanied by a parent or legal guardian.
CANCELLATION POLICY: If cancellation is 60 days prior to check in date, all monies collected will be refunded. If cancellation is less than 60 days prior to check in date, refund will only be given if same property is re-booked for the same time period at a rate equal to or greater than the amount of your original reservation.
USE OF PREMISES: Guests agree to use the premises only as a single-family residence and agree not to violate any ordinance, statute or administrative rule, applicable to the premises. Guests shall be responsible for acts or failures to act by Guests or family members. Only the number of persons named in the contract may use the property/premises (including day guests) unless otherwise approved by Oceans Luxury Realty, Inc. in writing. We reserve the right to terminate the lease without prior notice and without refund or compensation if the number of people is more than stated amount, or if there are unauthorized people on the property at any time. In addition, there may be additional fees and charges for unauthorized guests. House parties such as weddings and receptions are not permitted on our properties. Guests acknowledge that only the people named in the signed contract are permitted in or on the premises at any time. Violation of the lease agreement will result in forfeiture of all monies paid in full together with any additional costs involved and immediate eviction of all persons in or on the premises. Any material breach of any aspect of the contract will result in the immediate eviction of all persons with no compensation.
PETS: Not all properties are pet friendly. Check with your booking agent to ensure this property will allow pets. ONLY the pets listed on the addendum may be at the premises. We reserve the right to terminate the lease without prior notice and without refund or compensation if the number of pets is more than stated amount, or if there are unauthorized pets on the property at any time. Current vet certificates must be provided as well as proof of a flea/tick preventative program.
